FLOW and FLEX: beyond operating leverage

Vikram Aditya Singh

Building on Operating Leverage, FLEX and FLOW are essential metrics measuring profit efficiency during revenue fluctuations.
Definitions:
FLOW = Change in GOP ÷ Change in Revenue (revenue increases)
FLEX = Cost savings ÷ Revenue decline (revenue decreases)
Example (₹200 Cr Hotel):
Base Year: Revenue ₹200 Cr, GOP ₹70 Cr
FLOW Scenario (Growth):
• Revenue: ₹230 Cr (+₹30 Cr)
• GOP: ₹91.6 Cr (+₹21.6 Cr)
• FLOW = ₹21.6 ÷ ₹30 = 72%
FLEX Scenario (Decline):
• Revenue: ₹170 Cr (-₹30 Cr)
• GOP: ₹50.4 Cr (-₹19.6 Cr)
• Cost savings: ₹10.4 Cr
• FLEX = ₹10.4 ÷ ₹30 = 35%
Industry Benchmarks:
• FLOW: 50-60% good, 60%+ excellent
• FLEX: 30-35% good, 35%+ excellent
Strategic Impact:
Asset Managers: FLOW >55% indicates efficient growth conversion. FLEX >30% demonstrates cost discipline.
Operators: High FLOW requires variable cost control. Strong FLEX demands flexible expense management.
Owners: Both metrics directly impact asset valuation and investment returns.
Performance Framework:
• DOL (2.06): Profit amplification sensitivity
• FLOW (72%): Growth efficiency
• FLEX (35%): Downside protection
Practical Application:
Revenue +₹5 Cr: Expected GOP increase = ₹5 Cr × 55% = ₹2.75 Cr
Revenue -₹4 Cr: Expected cost savings = ₹4 Cr × 32% = ₹1.28 Cr
Bottom Line: FLOW measures upside efficiency, FLEX measures downside protection. Combined with DOL, they provide complete operational performance visibility for strategic asset management.
Excelsior Asset Management optimizes FLOW performance while building FLEX resilience, ensuring sustainable profitability across market cycles.
